Do I own my Villa?
With Ando Living, you are the full owner of your Villa — This is a freehold property, not a timeshare or a fractional model. You hold the deed, which gives you complete legal ownership. You are free to sell it, keep it, or pass it on — just like any other asset.
How flexible is my stay?
You can use your Villa as you like — from a single night to an entire year. When you are not using it, Ando Living can rent it for you: from full rental management to day-to-day operations, everything is handled for you. This means truly passive income, with no effort required on your part. And importantly, there is no minimum rental requirement.
Can I live full-time in my Villa?
Yes, you can live in your Villa full-time. You’ll just need to inform Ando Living, the operator, and maintain the villa in its original condition, including furniture and equipment, in line with touristic use standards. Regular condominium fees apply, as with any residential project. These vary by unit—contact us for details.
Do I need to make my Villa available for rental ?
It’s entirely up to you: decide how often you want to use or rent out your Villa — Ando Living will take care of the rest. From full rental management to day-to-day operations, everything is handled for you. This means truly passive income, with no effort required on your part. And importantly, there is no minimum rental requirement.
Can I earn rental income?
Yes. When you’re not staying in your Villa, we rent it out for you—handling everything from full rental management to day-to-day operations. Once stabilized, this translates into net annual returns of 5–6%+, subject to your personal usage of the Villa.
Is the rental income guaranteed?
No. Returns depend on occupancy and seasonality; thanks to prime locations and year-round demand, Ando Living properties typically outperform the upper market in both occupancy and daily rates.
What is the rental management model?
Operating income is tracked per villa and paid directly to its owner. Your return therefore matches the actual occupancy and rate performance of your Villa.
What are the expected rental prices per season?
Forecasts are based on comparable luxury properties in the region. Final rates will dynamically adjust to market conditions at launch. We target an annual Average Day Rate of 350€ to 400€ per room. Please refer to the model for more details.
Are short stays allowed or only full weeks?
Minimum stay requirements will vary by season. Flexibility will be applied based on demand trends.
What does the touristic license mean for me?
Ando Living Comporta House will operate under a 'Hotel Rural' license granted by Turismo de Portugal, allowing you to rent out your Villa to the public when not in use — generating passive rental income for you, the owner. The Villa must remain under touristic classification, including after resale.
Can I choose another property management operator?
No. The Villa must be managed by Ando Living, the designated property management operator of Ando Living Comporta House, for a minimum of 10 years. After that period, owners can vote by majority to change the operator.
Can I convert my Villa to full residential use?
No. The touristic license must be preserved, including upon resale. This isn’t a limitation—in fact, it’s a strategic advantage. Touristic licenses are increasingly regulated and in high demand, so owning a licensed villa keeps you well-positioned and future-proof.
Are the Villas furnished?
Yes. Each Villa is delivered fully furnished and ready to use, designed by Ando Living interior design team. Expect the Ando soulful and welcoming design, with high-end finishes and premium equipment.
Can I customize the décor?
No, customization is not possible, as the Villas are part of a rental program and must maintain the Ando Living design standards to ensure a consistent guest experience across the collection.
Can I do renovations?
Minor Interior updates can be allowed, subject to approval by the Operator, Ando Living. Major updates may be subject to licensing therefore require approval not only from the operator but also from other external entities.
What kind of beds and materials will be used?
All Villas will include high-quality beds and pillows, made in Portugal. Samples and specifications are available upon request from our interior design team.
Will there be a restaurant at Ando Living Comporta House?
No. There will be a lounge, honesty bar, chef on demand, concept store & market, concierge, housekeeping, and 24/7 assistance.
What concierge services are included?
There will be 24/7 on-site staff to welcome you and your guests. Pre-arrival services such as airport transfer, grocery provisioning or activity booking are also available upon request.
What wellness and sport amenities will be available?
Tennis and padel courts are currently under licensing review for installation on an adjacent plot (within the House grounds), and their development will be subject to owner feedback at a later stage. In the meantime, our Concierge can arrange private wellness services such as yoga sessions or personal training, directly at your villa. Each villa also includes its own private swimming pool.
Will the Villas include smart home systems?
There is no smart home system in the Villa, however this could be studied and will incur additional costs.
Will the pools be heated?
The pools are not heated. Heating and poll cover can be added at an extra cost.
Are firepits or grills allowed on the decks?
Use of firepits or grills on the Villa decks is subject to local safety regulations. Storing flammable materials in the Villas is not permitted. Electric grills are allowed. We are considering setting up a shared grilling area near the Clubhouse, but it would be a temporary solution rather than a permanent installation.
Will there be a gated security at the entrance of the condominium?
Yes, the condominium will have a gated entrance with on-site security staff to ensure privacy and peace of mind for all owners and guests.
What financing options are available?
Loans are available up to 70% of the Villa value, even for non-residents. Terms can go up to 30 years, with interest rates as low as 3% in some cases. Financing can enhance your return by leveraging capital.
Can you provide examples of price appreciation?
The region has seen strong appreciation in recent years, and several new developments are expected to bring further traction and visibility — supporting the ongoing upward trend in property values in the Comporta area.
What taxes will I pay in Portugal?
The IMT (transfer tax) is 7.5% in Portugal to which you need to add 0.8% for the Stamp Duty. On rental income, a 28% tax applies under current Portuguese law.
What are the monthly fees I’ll pay as an owner?
These depend on the size of your Villa, contact us for details.
I want to buy a Villa. How do I move forward?
The process begins with the signing of a reservation agreement and a €50,000 deposit, which initiates the due diligence period. After two weeks, the reservation fee becomes non-refundable. Once due diligence is complete, you proceed with the Promissory Purchase and Sale Agreement (CPCV), paying 60% of the purchase price — with the €50,000 deposit deducted from this amount. The remaining 40% is due at the final deed signing.
