There is a €10,000 reservation fee to block the apartment, initiating the due diligence period (typically 2-4 weeks). Ando Living Comporta House will operate under a 'Hotel Rural' license granted by Turismo de Portugal, allowing you to rent out your Villa to the public when not in use — generating passive rental income for you, the owner. No. The Villa must be managed by Ando Living, the designated property management operator of Ando Living Comporta House, for a minimum of 10 years. After that period, owners can vote by majority to change the operator.

No. The touristic license must be preserved, including upon resale. This isn’t a limitation—in fact, it’s a strategic advantage. Touristic licenses are increasingly regulated and in high demand, so owning a licensed villa keeps you well-positioned and future-proof.

Yes. Each Villa is delivered fully furnished and ready to use, designed by Ando Living interior design team. Expect the Ando soulful and welcoming design, with high-end finishes and premium equipment.

No, customization is not possible, as the Villas are part of a rental program and must maintain the Ando Living design standards to ensure a consistent guest experience across the collection.

Minor Interior updates can be allowed, subject to approval by the Operator, Ando Living. Major updates may be subject to licensing therefore require approval not only from the operator but also from other external entities.

All Villas will include high-quality beds and pillows, made in Portugal. Samples and specifications are available upon request from our interior design team.

No. There will be a lounge, honesty bar, chef on demand, concept store & market, concierge, housekeeping, and 24/7 assistance.

There will be 24/7 on-site staff to welcome you and your guests. Pre-arrival services such as airport transfer, grocery provisioning or activity booking are also available upon request.

Tennis and padel courts are currently under licensing review for installation on an adjacent plot (within the House grounds), and their development will be subject to owner feedback at a later stage. In the meantime, our Concierge can arrange private wellness services such as yoga sessions or personal training, directly at your villa. Each villa also includes its own private swimming pool.

There is no smart home system in the Villa, however this could be studied and will incur additional costs.

The pools are not heated. Heating and poll cover can be added at an extra cost.

Use of firepits or grills on the Villa decks is subject to local safety regulations. Storing flammable materials in the Villas is not permitted. Electric grills are allowed. We are considering setting up a shared grilling area near the Clubhouse, but it would be a temporary solution rather than a permanent installation.

Yes, the condominium will have a gated entrance with on-site security staff to ensure privacy and peace of mind for all owners and guests.

Loans are available up to 70% of the Villa value, even for non-residents. Terms can go up to 30 years, with interest rates as low as 3% in some cases. Financing can enhance your return by leveraging capital.

The region has seen strong appreciation in recent years, and several new developments are expected to bring further traction and visibility — supporting the ongoing upward trend in property values in the Comporta area.

The IMT (transfer tax) is 7.5% in Portugal to which you need to add 0.8% for the Stamp Duty. On rental income, a 28% tax applies under current Portuguese law.

The process begins with the signing of a reservation agreement and a €50,000 deposit, which initiates the due diligence period. After two weeks, the reservation fee becomes non-refundable. Once due diligence is complete, you proceed with the Promissory Purchase and Sale Agreement (CPCV), paying 60% of the purchase price — with the €50,000 deposit deducted from this amount. The remaining 40% is due at the final deed signing.
