Can I live in the apartment?
Yes, you can live in the apartment. You will have condominium fees to pay, similar to a normal apartment. These fees differ for each project, contact us for the details.
How flexible is my stay?
Use your property for any duration, from a single day to an entire year. Enjoy the full Ando experience, including clubhouse access, housekeeping, 24/7 assistance, in-room dining and more.
Can I earn rental income?
Yes, you can earn rental income while you’re away. Our fully managed rental service, leveraging 400+ platforms, can yield up to 7% net on all costs. Financing options are available to further enhance your returns. The less you stay the more you earn.
Are the apartments furnished?
Yes, each apartment is fully furnished and ready for use, ensuring a seamless living experience.
What financing options are available?
Loans up to 80% of the property value are available, even for non-residents. Loan terms can extend up to 30 years with interest rates as low as 3%. Utilizing financing can further enhance your rental yield.
What is extended usage?
You can use your free annual travel voucher to stay in other Ando Living neighbourhoods across Europe, with properties spanning the Mediterranean and major European business centers. We aim to be located in 7 countries by 2030.

Which services will I have access to?

The services you have access to depend on whether your apartment is in a Clubhouse or a House. Contact us for specific details about the services available in each project.
What is the payment plan?
The payment plan varies depending on the project but generally involves installments. There is a €10,000 reservation fee to block the apartment, initiating the due diligence period (typically 2-4 weeks). After this period, the Promissory Sales and Purchase Agreement (PSPA) is signed, followed by several installments depending on the project’s complexity and construction phase.
What is the management fee?
Instead of a traditional management fee, serviced apartments typically operate under a revenue-sharing model. Ando covers the majority of the costs, and the revenue is split between the owner and Ando.
Can I sell my property? When and to whom? Do I have to sell through Ando?
You are free to sell your property to anyone, at any time, even selling your position in the Promissory Sales and Purchase Agreement. You are not required to sell through Ando Living; however, if you choose to, we can act as your real estate broker.
How do I reserve an apartment?
To reserve an apartment, sign the reservation agreement and submit €10,000 to the designated bank account.
Are there any storage options?
We are working on a solution for storage, allowing owners to leave personal belongings when they are not using their apartment.
What is the difference between a touristic license and an AL license?
In Portugal, a short-term rental license (AL license) applies to residential properties for individual apartments, granted by Tourism of Portugal, but has faced scrutiny and restrictions. Ando Living apartments have a touristic license, which is granted to the entire building and protects owners from losing the license, ensuring compliance and stability.
